Your price is what you ask, and if they want to adjust the price down, it will be from our commission which is paid by the buyer, half at the time they pay the down payment and half upon paying balance to seller.
The seller gets, aside from initial introduction of the property here, tours of the property, including boat service, introduction to a qualified, unbiased attorney very familiar with the area and it's laws, it's families, and who needs to be present to sign documents. Reasonable access to all of my resources and knowledge of the area. And being of general service to potential buyers.
A bit of an aside from past experience. Assume NOTHING! If you have expectations, no matter how obvious they may seem to you, make sure they are in writing, particularly if you are from outside the Philippines or are selling/leasing to a 4nr from a different culture. Even with both parties entering into an agreement like this with the very best of intentions, misunderstandings can, and absolutely will occur, if not spelled out explicitly in the sales contract you both will sign, and which will essentially become law concerning the sale. Whatever you may THINK was said, wasn't if it isn't ALSO written.

For sale on Siargao Island, Surigao del Norte, just outside of General Luna, established restuarant, buildings, property, and inventory included. Just before arriving into town on the left side of the road, you will find the long time landmark Flying Fox Restaurant, it's name derived from the nightly exodus of flying foxes that make their appearance nightly like clockwork. It is actually a fruit bat but some have the nasty sounding name of P. Vampyrus with a wingspan of up to six feet.
Long a must see stopover, not only for the unusual aerial display of prehistoric like flying critters, but also for probably the best food on the island as well. Viktor is itchy to get back on the treasure hunting trail however, and leave the life of sedation for when he's a bit older. Serving the Cloud 9 surfing community for several years, surfers from around the world make it a point to stop in to toss down a few beers, and watch the aerial acrobatics that have been going on since before man was even here in the islands.
The property consists of two concrete buildings with two open covered eating areas. Sitting on the main road into town it has long been the first stop for tourist information, a gathering place for expats, and a much sought after change from traditional Filipino "cuisine". The price includes all appliances and inventory... Everything goes!!
The front of the property has a very long stretch of main paved road frontage and goes back up to the ridge of a hill providing a fantastic view of the General Luna lagoon, Guyam, Daku, la Janosa, Mamon, Anahawan, Bucas Grande, and even Mindanao Islands. The rear portion would make an excellent area for scenic view rentals away from the noise of the more concentrated tourism area of Cloud 9.
So if you can knock out a good burger and might want to even raise your own quality beef here's the room to do it in. Serve burgers and beer in the evenings and surf all day. (Don't wait to get here to learn to cook though...I think half the island is doing that and failing class hahaha...not funny really...we need good food and one of our very few spots is cutting out)
If you've been thinking of retiring in Mexico think again...do you really want to put up with the perpetual grief they seem to have with lease grabs and government interference there? We're cheaper, safer, the water is warmer, cleaner, and most important of all our surf is better. Most people speak English, the women are absolutely beautiful, and here in Siargao the temps seem to be a consistent 77 low with 85 highs...and not humid. (They seem not to have learned how to cook when the Spanish were here however, but you can't have everything)
