Surf Property For Sale on Daku Island

The Property
We are selling, by owner, four ocean view surfing lots, each beachfront surf property, in the Siargao Islands, Philippines, near General Luna and Cloud 9 . All are buildable, flat, with lots of limestone, at a good size for building material on top, and solid under a foot or so of soil for your building foundation. Land is elevated and storm surge/tsunami safe. These small island lots also have Excellent cell phone and internet reception.
You get the best views in Siargao, surf at your doorstep, other breaks a paddle away, and dozens more if you want to jump in the boat. Tide-pools, and caves close by, a white sand beach as beautiful as any in the world a short hike away (and a couple of smaller sandy beach areas on the property itself), access to our beach area with ongoing landscaping and hardscaping, coconuts up the ying yang, fruit trees, live coral to snorkel/dive in, spear fishing (be cool and use a Hawaiian sling or locally made gun....fancy stuff frowned upon if not outright illegal). 12 minutes to General Luna at full speed, normally 22 mins.
The waves are as beautiful as any I've ever seen, with some days very near perfect glass peashooters coming in one after another.for days. The season runs approximately from late Sept. untill May with some scattered days in the off season as well. The reef is aligned as a beach break directly in front of the property, and is very flat seagrass padded limestone. Averages about shoulder high and in Dec. can be overhead perfection.
Along with this upper purchased area, the "salvage zone" of 20 meters extending inland from the high tide mark (basically a beach portion and the cliff) is owned by the government, but essentially included, for view, stairway, privacy, cabana (kubo), or other non permanent structure.
So besides the area you buy, you have use of what's in front of it to the surf line. Essentially doubling the actual area purchased for use.
Things you might consider DOWNSIDES being 1. You are off the grid and 2. You need a cistern for rain water. (Though as far as quantity goes the evening rains easily keep our tank with more than adequate supply. And the quality, in this pollution free environment , seems much better than our well in town thats always getting clogged with sand, and the filters frequently need cleaning or replacing due to finer nasties)
For our refridgeration we're going with LPG, for lighting etc, a small wind generator and diesel generator backup. (Coconut oil is an outstanding biodiesel alternative, easy to make, and plentiful here.)
How Much
The western most parcel is 1000 sq meters, or about a quarter of an acre, and is P650 per SqM which totals P650,000 or US $14,800 approximately. It is expandable by the neighboring 2 lots in 500 meter (5,392 Sqft) increments. Each of which are P800 per SqM totaling P400,000 (US $8,500) per parcel . So up to 2000 SqM can be purchased for P750 per SqM if all 3 are taken!!!
To the east and central we have a very nice area of abt 2200 SqM (about 1/2 US acre) for sale at P2,000,000 (US $42,500). The surf break is straight out and existing stairs take you right down to an improved beach area.
Payments can be arranged for the larger portions with half down.
Look around. You won't find surf at your doorstep, readily accessible to a viable town, hardly anywhere in the world....especially at this price.
Sure you can get property on Siargao for less per square meter if you buy a whole lot more square meters (including that salvage zone area you can never own, that we include honestly without figuring into the area cost). However if you don't mind driving or taking a boat to have a session, enjoy karaoke at all hours, and aren't concerned with tsunamis or storm surges, then the main island may be for you instead.
If you find something you like better for less, go for it. But if you're interested in the best the area has to offer, contact us.
To qualify you will either have to be a Philippine national, be married to one, incorporate. (I'm told that costs of incorporation run about P60k or about $1,500 US ), or lease for 25 years + 25 totalling 50 years. If at any time during the lease period it should become legal for non Filipinos to own, or you marry a Filipina, or want to transfer ownership, the lease will be converted to a sale.
Note also that this island, being under the prescribed hectares for securing a title, is tax declaration secured only at this point, but if you discuss it with your attorney and he does his homework you will find that the cad surveys have been done and soon that will change.
