A service for friends of Reef Break. We only add on an amount agreed upon for advertising, and acting as go between to buyers. Your price is what you ask, and if they want to adjust the price down, it will be from our commission which is paid by the buyer, half at the time they pay the down payment and half upon paying balance to seller.

The seller gets, aside from initial introduction to the property here, tours of the property, including boat service, introduction to a qualified, unbiased attorney very familiar with the area and it's laws, it's families, and who needs to sign. Reasonable access to all of my resources and knowledge of the area. In the case of Daku, you are welcome to stay on our property there after you commit, until you have a structure built, provided you take prompt action in it's construction. Introduction to good honest workers, and boat service whenever we are going over there even after the purchase for a reasonable period of time. (Except during the months it has taken me to build this web site we are over at Daku most days.)

A bit of an aside from past experience. Assume NOTHING! If you have expectations, no matter how obvious they may seem to you, make sure they are in writing, particularly if you are from outside the Philippines or are selling/leasing to a 4nr from a different culture. Even with both parties entering into an agreement like this with the very best of intentions, misunderstandings can, and absolutely will occur, if not spelled out explicitly in the sales contract you both will sign, and which will essentially become law concerning the sale. Whatever you may THINK was said, wasn't if it isn't ALSO written.
Buyers, I want you to know up front that the one requirement I have concerning this introduction, is that you pay for an attorney of THEIR choosing to explain to them exactly what they would be signing should they accept ANY offer you make.......... Sellers, you have your attorney read the offer to you and explain every detail in YOUR dialect as many times as it takes for you to understand every single thing it says....and, just as importantly, what it does not say

Daku Parcel For Sale by Owner

Just east of our Daku property, our friend is selling /leasing one hectare (about 2 1/2 US acres) for the price of P3 million (aprox. $65k US depending on exchange rate...and I figured very low) Buy if you are Filipino or your spouse is, or lease for 50 years at the same price if you're not, and would rather not marry or incorporate to do so.
This beachfront parcel shares the same surf break at it's western boundary and is a very dramatic start to a super long barrel that goes all the way beyond Reef Break's property, although entry could be a little dicey as there are some rock hazards I would be glad to help you eliminate after proper clearances are obtained, and it if could be done without being detrimental to reef life.......like doubling any structure removed to out beyond the break or something more than fair etc.
Don't have any shots of the surf going off as just ran over one day when I wasn't surfing or working and clicked off a few pics, however the waves are not only comparable, but the same as those depicted for Frontyard....though a rugged trek to get out from that parcel at this point and best entered from our property and paddle over, which would be no problem. Property is semi cleared and being cleaned up for inspection.
This parcel has some very cool features. A cave........with signs of fresh water intrusion....see pics. An upper buildable flat portion, as well as a wide grassy beach area that extends back from the salvage zone with what appears to be enough room to build down at the beach level. The pic at the top of this page is a shot of one of their white sand areas.

Yes we are making money on this and any price adjustment has to come from our end, as their price is fixed. Consequently you will deal with us, and any reduction in price will reflect a like reduction on our part in service/effort, as should be expected.
